The brief

Our client was paying 950 euros in rent for a 22 m2 flat in the 11th arrondissement. With a net salary of 3,200 euros/month and three years of tenure in a permanent position, she had saved 18,000 euros, enough to cover notaire fees but not a traditional deposit.

Her calculation was simple: a mortgage payment equivalent to her rent would allow her to purchase a studio between 200,000 and 240,000 euros. She instructed Home Select, agreeing to broaden her search to the 19th and 20th arrondissements, where prices remain accessible.

The search strategy

The negotiation

The listed price of 232,000 euros corresponded to 7,733 euros/m2. Our property hunter’s analysis showed that renovated studios without lift in the Gambetta area were trading between 7,000 and 7,500 euros/m2. Two levers were used:

  1. Upper floor without lift: a discount of 3 to 5% per floor above the 3rd is commonly accepted for buildings without a lift

The offer at 210,000 euros was met with a counter-proposal at 220,000 euros. Agreement was reached at 215,000 euros (7,167 euros/m2), with the seller appreciating the certainty of financing.
