A bulletproof file: the key to securing housing in Paris
In the Parisian rental market, competition is fierce. An attractive property receives an average of 20 to 30 applications for a single viewing. In this context, the quality and completeness of your file are decisive: an incomplete application is immediately discarded.
The list of documents a landlord may request is strictly regulated by decree no. 2015-1437 of 5 November 2015. Any document outside this list is prohibited, even if some landlords continue to ask for them.
Authorised documents for the tenant
Proof of identity: identity card, passport, valid residence permit. One document is sufficient.
Proof of address: last 3 rent receipts, certificate from the previous landlord, or hosting certificate accompanied by the host’s identity document.
Proof of professional activity: employment contract or employer’s certificate, Kbis extract less than 3 months old for self-employed workers, student card or enrolment certificate for students.
Proof of income: last 3 payslips, most recent tax return, last 2 balance sheets for self-employed workers. The standard criterion is a net monthly income representing 3 times the rent including charges.
Authorised documents for the guarantor
The guarantor (caution solidaire) must provide the same categories of documents: identity, address, professional activity and income. A proof of property ownership is additionally required if the guarantor owns their home.
An increasingly popular alternative: the Visale guarantee (Action Logement) acts as a substitute for a personal guarantor for private sector employees under 31 and employees in professional mobility. It is free and accepted by the majority of Parisian landlords.
Prohibited documents
The landlord may NOT request: bank statements, certificates of good account standing, identity photographs, Carte Vitale (health card), criminal record extracts, medical records, employer’s certificate stating the employee is not in a probationary period (unless the applicant provides it voluntarily), marriage contracts or cohabitation certificates, divorce judgments.
Any landlord requesting these documents faces a fine of 3,000 euros for an individual and 15,000 euros for a legal entity.

What is the minimum income to rent in Paris?
The unwritten rule is 3 times the rent including charges in net monthly income. For a rent of 1,200 euros, you need to demonstrate 3,600 euros net per month (tenant alone or combined household income).
Can a self-employed person rent easily in Paris?
