A couple in their thirties had been searching for a bright three-bedroom in Batignolles for six months without success, facing intense competition for the rare quality properties. The project

Renters in a two-bedroom on rue Cardinet, our clients knew the neighborhood and did not want to leave. The arrival of a first child made moving imperative: they needed an extra bedroom, ideally with some outdoor space.

The property found

A 62 m2 three-bedroom on the 3rd floor of a 1930s building, dual-aspect with east-west orientation. A 22 m2 living room with a 4 m2 continuous balcony, two bedrooms of 12 and 10 m2, a separate kitchen open to reconfiguration. Hungarian-point parquet, 2.80-meter ceiling height. Cellar and bicycle storage.

The property needed a kitchen and bathroom refresh, estimated at 25,000 euros, but the structure and layout were excellent. Co-ownership charges amounted to 220 euros/month, with a recent facade renovation (2023).

The negotiation

The owner estimated the property at 580,000 euros, or 9,355 euros/m2. Frederic Girard’s analysis showed that recent transactions on the street ranged between 8,800 and 9,200 euros/m2 for properties in comparable condition.

Frederic presented a supported offer at 540,000 euros based on the renovation needs and neighborhood price references. After discussion, an agreement was reached at 545,000 euros, or 8,790 euros/m2, in line with the market. The seller accepted because the direct transaction saved them agency fees.
