The brief

Camille and Julien were selling a 48 sqm 2-bedroom they had owned in the 20th arrondissement for six years. The sale, estimated at 370,000 euros, was to serve as the deposit for purchasing a larger family apartment. The general condition was good, with the kitchen and bathroom renovated in 2017. Only the paintwork needed refreshing, for an estimated budget of 5,000 euros. The co-ownership was healthy, with a funded works reserve and no exceptional charges planned.

The negotiation

The asking price of 820,000 euros corresponded to 10,000 euros per sqm, a level slightly above the neighborhood median for this type of property. Sophie presented an offer at 770,000 euros based on the latest DVF transactions in the same perimeter and pointing out that the property, despite its qualities, had a third bedroom of only 9 sqm, a point that could deter some family buyers.

The seller accepted a price of 780,000 euros after a single exchange, saving 40,000 euros. As the sale of their 2-bedroom in the 20th was already under preliminary contract, the couple’s financing file was solid, which allowed the preliminary contract to be signed in four days.
