A mother of two purchased a 78 sqm 4-bedroom apartment in the Charonne neighborhood, Paris 11th, through a property identified off-market by the Home Select property hunter. The property, never published on any portal, was negotiated from 630,000 euros to 600,000 euros, a reduction of 4.8%.

The project

This client, an executive in publishing, had just finalized her divorce and needed to leave the marital apartment in the 12th arrondissement. She was looking for a 4-bedroom with three bedrooms, one for her and one for each child, within a limited perimeter around the 11th and 12th, so her children could remain close to their school and their father.

The budget of 650,000 euros included notary fees. In net budget terms, she could go up to 600,000 euros. This budget made the search difficult in the 12th, where family 4-bedroom apartments in good condition regularly exceed this threshold. The 11th, and particularly the Charonne area, offered credible alternatives.

The search strategy

The Home Select property hunter directed the search toward the Charonne-Faidherbe area, less expensive than the upper 11th (Oberkampf, Republique) while remaining a 10-minute bike ride from the 12th. The property found

A 78 sqm 4-bedroom on the 2nd floor of a 1960s building, with elevator. Three bedrooms (13, 11 and 9 sqm), a 22 sqm living room overlooking a landscaped courtyard, a 9 sqm closed kitchen, a bathroom and separate WC. The apartment had been renovated in 2018: fitted kitchen, new bathroom, fresh paint. Varnished parquet, double glazing. DPE energy rating C.

The environment perfectly matched the brief: primary school 200 meters away, Line 9 (Charonne) a 5-minute walk, Square de la Roquette accessible in 10 minutes.

The negotiation

The owner had set a price of 630,000 euros, or 8,077 euros/sqm. The Charonne area showed average prices of 8,200 to 8,800 euros/sqm for comparable properties, which placed the asking price below market, a classic effect of off-market sales where the seller prioritizes speed and discretion over maximum price.

The property hunter nevertheless negotiated, drawing on two elements: the high co-ownership charges (350 euros/month, including a concierge and collective gas heating) and a voted facade renovation not yet called for, estimated at 8,000 euros for this unit.

The agreement was reached at 600,000 euros, exactly the client’s net budget. The preliminary agreement was signed within 10 days, with no competition since the property was never published.

What this mission illustrates

Off-market is not a myth, it is a concrete purchasing channel. This 4-bedroom never appeared on SeLoger, Leboncoin or any portal. Without the Home Select property hunter’s network, this client would never have known about this property. This is the principle of the off-market in Paris: real opportunities, accessible only through an active network.

Divorce does not mean compromising on quality of life. Buying alone after a separation means a reduced budget, but not necessarily a subpar apartment. The property hunter compensates for the financial pressure with a more efficient search, targeted at areas where the value-for-money ratio is optimal.

Charonne is one of the best family neighborhoods in the 11th arrondissement. Less publicized than Oberkampf or Republique, the Charonne-Faidherbe area offers prices per sqm that are 10 to 15% lower, with an authentic neighborhood life and a solid school network.
