The project
Laurent and Sophie were living in a 55 sqm 3-bedroom flat in the 15th arrondissement, purchased eight years earlier. Their five-year-old son was growing, and the apartment no longer allowed for a separate play area. The couple was considering selling to buy something larger, but in the 15th, their budget of 650,000 euros would only get them a 60 sqm 4-bedroom flat, a marginal gain in space.
It was while visiting friends who had settled in Boulogne-Billancourt that they realized the municipality offered 20% to 30% more surface area for the same budget. The proximity to the 16th (tramway T2, metro line 9) and the green spaces along the Seine sealed the deal.
The search strategy

The property found
The selected property was located on the 5th floor of a 2008 residence, quai du Point du Jour. A 4-bedroom flat of 80 sqm with an 8 sqm south-west facing balcony and a partial view of the Seine. The 28 sqm living room, bright thanks to floor-to-ceiling windows, opened directly onto the balcony. The three bedrooms measured 14 sqm, 11 sqm and 9 sqm. The fitted semi-open kitchen had been refurbished by the seller in 2023.
The building, in excellent condition, included underground parking (included in the price) and a bicycle storage room. Co-ownership charges of 280 euros/month covered the concierge and grounds maintenance. The DPE rated B, a significant advantage of post-2005 construction, guaranteed controlled energy costs.
The local primary school was 400 meters away. The T2 tramway (Parc de Saint-Cloud station) reached La Defense in 12 minutes or the Pont du Garigliano in 8 minutes.
The negotiation
The property was listed at 650,000 euros, i.e. 8,125 euros/sqm. Our property hunter based the negotiation on two factors: the time on the market (35 days) and comparable sales. Two recent sales in the same residence, a 3-bedroom of 65 sqm at 7,800 euros/sqm and a 4-bedroom of 78 sqm at 7,950 euros/sqm, placed the reasonable price per sqm between 7,750 and 8,000 euros.
The offer at 610,000 euros was followed by a counter-proposal at 630,000 euros. The agreement at 620,000 euros (7,750 euros/sqm) fell within the lower range of comparable sales, justified by a slightly less favorable aspect than the reference properties (partial Seine view versus direct view).
The sale of the 15th arrondissement apartment, valued at 480,000 euros, was entrusted to a partner estate agent. A conditional clause tied to the sale, included in the preliminary agreement, secured the transition.
What this mission illustrates
Boulogne-Billancourt offers a credible alternative to western Paris. For a budget of 650,000 euros, Laurent and Sophie gained 25 sqm compared to what the 15th arrondissement could offer. The living environment, green spaces, riverside location, recent residence, more than compensates for crossing to the other side of the ring road.
Post-2005 residences reduce hidden costs. The DPE rated B, controlled charges and the absence of foreseeable major works make recent buildings in Boulogne-Billancourt a financially sound choice.
