The project
Julien and Émilie had rented a three-room flat in the 15th arrondissement for six years. Their second child had just been born, and the 55 sqm flat was becoming too small. Their priority was to stay in western Paris, near their eldest child’s nursery school, with at least three bedrooms.
The couple had searched on their own for three months without result. Properties within their budget sold in under 48 hours, often before they even reached the portals. A colleague who had used Home Select recommended our services.
The search strategy
Frederic Girard has known the property landscape of western Paris for over eight years. His first step was to narrow the search to Auteuil, Passy and La Muette, three neighbourhoods with the family profile the couple wanted: good schools, green space and residential calm.
He drew on his network of building concierges and local estate agents and set up alerts on the exclusive listings of twelve partner agencies in the area. The aim was clear: intercept properties before they reached the wider market.
Within two weeks, Frederic had found four properties matching the brief. Two were ruled out after viewing: one for damp on the north-facing façade, the other for too much overlooking on the 2nd floor.
The property found
The third property viewed matched the brief: a 72 sqm four-room flat on the 4th floor of a 1930s cut-stone building on rue Michel-Ange. It had a 22 sqm dual-aspect living room, three bedrooms including two with built-in storage, and a separate kitchen that could be opened onto the living room.
The well-kept building had no façade renovation scheduled. Monthly co-ownership charges were 280 euros, including collective heating. The energy rating was C, ruling out any risk of depreciation from future energy regulations.
The decisive advantage was that the property was not yet online. The estate agent, with whom Frederic works regularly, had passed on the listing 48 hours before publication. That head start let the couple view it without pressure and prepare their offer.
The negotiation
The asking price was 780,000 euros, or 10,833 euros per sqm. Frederic built his case on three points: the refurbishment needed for the kitchen and bathroom (estimated at 25,000 euros), the C energy rating, acceptable but not ideal, and a comparison with three recent sales in the same neighbourhood, including a similar four-room flat sold at 10,200 euros per sqm two months earlier.
The opening offer of 720,000 euros drew a counter of 750,000 euros. After a second round, agreement came at 740,000 euros, a saving of 40,000 euros (5.1%) on the asking price. At 10,278 euros per sqm, the final figure sat in the lower range for the neighbourhood.
What this mission illustrates
Pre-release access to listings changes everything in western Paris. In the family neighbourhoods of the 16th arrondissement, properties sell fast. A property hunter who keeps up regular relationships with local agents sees listings before they reach the wider market. That is what made the difference here.
Negotiation rests on data, not intuition. Frederic built his case on recent, verifiable comparables. The renovation costs, the energy rating and the local prices per sqm justified a 5.1% discount, above the 3.8% average seen in the 16th.
Knowing a neighbourhood over time means seeing what a viewing cannot show. The building on rue Michel-Ange had no imminent works, and Frederic knew the co-ownership had completed a façade renovation two years earlier, an investment already settled, which kept charges stable.

Frequently asked questions
What budget should you expect for a 4-room in the 16th arrondissement of Paris in 2025?
A 4-room flat of 65 to 80 sqm in the 16th arrondissement sells for between 700,000 and 950,000 euros depending on the neighbourhood and floor. The Auteuil and Passy areas have prices per sqm ranging from 10,000 to 13,500 euros.
Why is a property hunter useful for buying in western Paris?
Western Paris combines strong family demand with limited supply. A property hunter reaches off-market properties and pre-release listings, which account for roughly 30% of transactions in the 16th arrondissement.
How long does it take to find a family flat in the 16th?
On average, our property hunters find a family property in the 16th in 6 to 8 weeks. This mission was completed in 5 weeks thanks to early access to a pre-release listing.
