Couple in their forties looking for more space: a 4-room family apartment in Paris 12th in 6 weeks

A Parisian couple in their forties with two children aged 5 and 8 was looking for a 4-room family apartment in eastern Paris with a budget of 655,000 euros. The Home Select property hunter found a 78 sqm apartment on the 2nd floor in the 12th arrondissement in 6 weeks, negotiated at 620,000 euros, a saving of 35,000 euros.

Mission summary

  • Property hunter: the Home Select property hunter
  • Search area: 11th and 12th arrondissements of Paris
  • Property type: 4-room apartment, 70-85 sqm
  • Budget: 655,000 euros
  • Negotiated price: 620,000 euros (-5.3%)
  • Search duration: 6 weeks
  • Buyer profile: Couple with 2 children, owners of a 3-room apartment to sell

The project

Raphael and Camille lived in a 55 sqm 3-room apartment in the 11th arrondissement, purchased before the birth of their second child. The arrival of their youngest had made the space insufficient: one children’s bedroom, no office for remote work, a living room doubling as a playroom. The sale of their property, estimated at 480,000 euros, combined with an additional mortgage, brought their purchase budget to 655,000 euros.

They wanted to stay in eastern Paris, close to the children’s school in the 11th or in an area allowing a straightforward school transfer. The 12th arrondissement, adjacent and better endowed with green spaces thanks to the Bois de Vincennes and the Coulee Verte, was the most realistic option for gaining 20 to 25 sqm within their budget.

The search strategy

The property hunter first secured the financial side. The valuation of the 3-room apartment to sell was confirmed at 480,000 euros by three agents. The partner mortgage broker issued a financing certificate for 655,000 euros subject to a prior sale. The property hunter ran both operations in parallel: listing the current property for sale and conducting an active search simultaneously.

The search focused on the Daumesnil-Reuilly area of the 12th, with an average price of 8,000 to 9,000 euros per sqm for 4-room apartments, 15 to 20% cheaper than the 11th for equivalent surface areas. The property hunter filtered 22 properties over 6 weeks, visited 7, and presented 3 finalists to the couple.

The property found

The selected apartment is located on avenue Daumesnil, on the 2nd floor of a Haussmann-era building with elevator. The 78 sqm 4-room apartment offers a 28 sqm double living room, two bedrooms of 12 and 10 sqm, a 7 sqm office (ideal for remote work), an 8 sqm separate kitchen and a bathroom. The 2.90-meter ceiling heights and herringbone parquet create a pleasant sense of volume.

The family advantage: the building is 200 meters from the well-regarded Reuilly primary school and a 5-minute walk from the Coulee Verte Rene-Dumont. The 2nd floor with elevator makes daily life easier with a stroller. A 6 sqm cellar completes the property.

The negotiation

The listed price was 655,000 euros, or 8,397 euros per sqm. The property hunter based the negotiation on three arguments: the kitchen requiring a complete renovation (estimated at 12,000 euros), the DPE rated D, and the presence of superficial cracks in the living room requiring an additional survey, which proved to be harmless but justified a discount request.

The initial offer at 610,000 euros received a counter-proposal at 635,000 euros. The final agreement at 620,000 euros (7,949 euros per sqm) represents a price consistent with the area. The preliminary contract was signed with a condition precedent linked to the sale of the 3-room apartment in the 11th, which concluded in 6 weeks at 475,000 euros.

What this mission illustrates

Running the sale and purchase in parallel saves time. Waiting to sell before searching exposes you to the risk of having to buy in a rush on a tight market. The property hunter coordinates both operations so that the timelines align. This is a common situation that our purchase service handles regularly.

Expanding the perimeter gains you surface area. Moving from the 11th to the 12th arrondissement allowed the family to gain 23 sqm (from 55 to 78 sqm) for a comparable budget. The property hunter quantifies these geographic trade-offs with precise market data, arrondissement by arrondissement. Our price analysis by arrondissement details these differences.

Checking invisible family criteria. School district, safe school-to-home route, proximity to green spaces, elevator availability: these elements do not appear in listings but determine a family’s quality of life. The property hunter systematically integrates them into the pre-selection for profiles with children. See our case studies for other similar examples.

Frequently asked questions

What is the minimum budget for a 4-room family apartment in the 12th arrondissement?

In 2026, a 4-room apartment of 75 to 85 sqm in the 12th arrondissement of Paris ranges between 580,000 and 720,000 euros depending on the area and the condition of the property. The Daumesnil/Reuilly neighborhood offers the best surface-to-price ratios, while the Nation/Picpus area is more competitive.

How do you assess the quality of a neighborhood for a family with children?

The property hunter checks the school district (well-rated nursery and primary schools), proximity to green spaces (Bois de Vincennes, Coulee Verte), sports facilities, pedestrian safety of routes between school and home, and the availability of pediatricians and nurseries in the neighborhood.

Should you sell before buying when you have a bridging loan?

A bridging loan allows buying before selling, but it is expensive (interest rates higher than standard mortgages) and carries risk if the sale drags on. Home Select generally recommends signing a preliminary sale contract on the current property before making a purchase offer, thereby securing the financing without resorting to a bridging loan.
