The property found

The apartment features a 35 m² living room with three windows, two of which offer an unobstructed view of the Eiffel Tower. The finishes are remarkable: herringbone parquet, original mouldings, marble fireplaces in the living room and main bedroom. Two bedrooms (15 and 13 m²), a study (10 m²), a fitted kitchen and two shower rooms complete the property. Charges are 450 euros per month, including the concierge and common area maintenance.
The negotiation
The asking price was 1,550,000 euros, or 14,091 euros/m². Our hunter compiled a comparative file including five recent transactions in the Passy-Trocadero area for similar premium properties. Prices ranged between 12,500 and 13,800 euros/m². The initial offer was set at 1,400,000 euros, accompanied by arguments highlighting the need to refresh the kitchen and one of the shower rooms (estimated budget: 35,000 euros). After two counter-proposals, agreement was reached at 1,450,000 euros (13,182 euros/m²). The 100,000 euro negotiation represents 6.5% of the initial price, a significant result on a prestige property where sellers are rarely willing to reduce their asking price.
