The project

Lucie and Thomas, both in their thirties and working in the creative sector, had rented a two-room flat in the 15th arrondissement for four years. Their lives revolved around eastern Paris: restaurants, nightlife, friends. The search strategy

The property found

The chosen flat sits on rue de la Folie-Méricourt, a quiet street running off rue Oberkampf. It is a 58 sqm three-room flat on the 4th floor of an 1890 building, with original solid parquet, an open kitchen renovated in 2022 and two bedrooms overlooking the courtyard. The lack of a lift, in a 5-storey building, explained an asking price below the local average.

The property had been on the market for 3 weeks without an offer. The couple were won over by the cross-ventilation light, with the reception room facing the street and the bedrooms onto the courtyard, and by the quality of the point de Hongrie parquet. The 18-unit condominium was well run and held a comfortable reserve fund.

The negotiation

The listed price was 570,000 euros, or 9,828 euros per sqm. Marie built her case around three points: the lack of a lift on the 4th floor (a typical 3 to 5% discount in the area), a DPE rated D requiring window insulation on the street side, and the three weeks on the market without an offer.

The initial offer was positioned at 535,000 euros. After a counter-proposal from the seller at 555,000 euros, an agreement was reached at 545,000 euros, or 9,397 euros per sqm. This 25,000 euro negotiation represents a 4.4% saving on the asking price.
