The project

This couple occupied a 4-bedroom apartment of 95 sqm in the 16th arrondissement. With two young children and an outdoor-oriented lifestyle, the lack of a garden was becoming a burden. They wanted to leave Paris without moving far away: one partner worked in La Defense, the other in the 8th arrondissement.

Garches, Marnes-la-Coquette, Vaucresson, and Saint-Cloud made up their search area. Criteria: minimum 130 sqm of living space, a private garden of at least 200 sqm, proximity to a train station (30 minutes maximum to La Defense), and a quiet residential neighborhood with a primary school within walking distance.

The search strategy

The house market in these towns is structurally different from the Parisian apartment market: transactions are less frequent (8 to 12 sales per quarter in Garches compared to several hundred in a Parisian arrondissement), and a significant share of sales happens by word of mouth.

Our property hunter therefore combined two approaches. The property found

The chosen house was on a quiet street 10 minutes on foot from the Garches-Marnes-la-Coquette station. Built in the 1960s, renovated in 2019: 145 sqm over two levels, a 35 sqm living room with bay windows overlooking the garden, an open fitted kitchen, 4 bedrooms upstairs including a master suite with en-suite bathroom, and a garage.

The 350 sqm garden, south-west facing and fully enclosed, included a 25 sqm paved terrace and several fruit trees. The roof had been redone in 2020, and a condensing boiler was installed in 2021.

The property was listed at 995,000 euros, or 6,862 euros per sqm, and had been on the market for 9 weeks.

The negotiation

Nine weeks on the market for a house in Garches signaled a price slightly above market level. Our property hunter supported the negotiation with three elements: the thermal insulation of the upstairs windows was insufficient (replacement estimated at 12,000 euros), the D-rated energy performance certificate (DPE) implied medium-term energy improvement works, and the two most recent comparable house sales on the street had closed between 6,200 and 6,500 euros per sqm.

The initial offer at 900,000 euros was rejected. The compromise at 920,000 euros, or 6,345 euros per sqm, was signed with the garden furniture and kitchen equipment included, representing an estimated value of 5,000 euros. Total saving: approximately 80,000 euros.

What this mission illustrates

The house market in the western suburbs requires a specific approach. Unlike Parisian apartments, houses in Garches are not found on standard portals. The local network and direct outreach are the most effective channels. A property hunter who knows the area accesses properties that are invisible online.

Leaving Paris does not mean moving far away. Garches is 20 minutes from La Defense and 30 minutes from Gare Saint-Lazare. For a budget of 920,000 euros, this family obtained 145 sqm with a garden, compared to 70 to 80 sqm in the 16th arrondissement at an equivalent price. The space-to-price ratio fully justifies the move.

The energy performance certificate has become a major negotiation lever. Since 2023, properties rated D or E face downward pressure on prices. Informed buyers use the cost of energy improvement works as a negotiation argument, even when the property is livable as is.
