A Parisian family with three children wanted more living space without moving far from Paris. The project

Our clients lived in a three-room flat of 58 sqm in the 17th arrondissement, which had become too small with the arrival of their third child. Their budget of 550,000 euros would not stretch to a four-room flat in their arrondissement, where prices for this kind of surface area exceed 10,000 euros per sqm.

After some thought, the couple agreed to widen the search to the inner suburbs, provided they stayed within 15 minutes of Gare Saint-Lazare. Asnières, Levallois and Courbevoie went on the list. Their wish for outdoor space for the children pointed them towards ground-floor flats with gardens.

The search strategy

Our property hunter focused on the Asnières neighbourhoods best served by transport and most suited to families: Flachat, close to the station and schools; Bac-Bécon, a residential setting; and the area around Parc Robinson.

The ground-floor garden market is a niche. Such properties are rare and sell quickly when the garden is a decent size. Over six weeks, 15 properties were identified, 9 viewed and 3 presented to the couple. The chosen one was viewed the Saturday after it was listed, a speed made possible by the property hunter’s daily monitoring.

The property found

A four-room flat of 88 sqm on the ground floor of a 2002 residential building, with an 80 sqm south-facing enclosed private garden. A 28 sqm living room with sliding glass doors opening straight onto the garden, three bedrooms of 13, 11 and 9 sqm, an open fitted kitchen and two shower rooms. Two underground parking spaces were included.

The overall condition was good; only the bedroom paintwork needed refreshing. Co-ownership charges came to 290 euros a month, covering the caretaker and the upkeep of the communal grounds.

The negotiation

The asking price of 565,000 euros put the property at 6,420 euros per sqm for the interior alone, above the Flachat average of 5,800 to 6,200 euros per sqm. Our property hunter built the case on three points:

  1. The usual ground-floor discount. Even with a garden, ground-floor flats sell at 5 to 10% below standard floors
  2. Comparable transactions. Two recent sales of four-room flats with gardens in the neighbourhood had closed at 5,900 to 6,100 euros per sqm
  3. The couple’s substantial deposit. A 40% deposit and no financing risk

The offer of 510,000 euros led to three days of discussion and an agreement at 520,000 euros, or 5,909 euros per sqm.
