The project
Hélène and Thomas had lived in an 85 sqm flat on rue de Charenton for eight years. The fourth-floor flat, with no lift, had suited them well enough, but the arrival of their second child left them short of space. The house needed cosmetic work estimated at 40,000 euros: painting, a new kitchen and a partial rewire. The structure, roof and external joinery had been redone in 2019.
The negotiation
The asking price was 1,225,000 euros. The property hunter put in an offer of 1,120,000 euros on three grounds: the cost of the work, comparable sale prices in the commune over the past six months (DVF data), and the fact that the house had sat on the market for 45 days without an offer. After some back and forth with the seller, the two sides settled at 1,150,000 euros, a saving of 75,000 euros, or 6.1% of the asking price.
The preliminary contract was signed at the couple’s notary three days after the verbal agreement, with a 60-day mortgage condition.
