A woman in her forties who grew up in Boulogne-Billancourt wanted to move back after fifteen years in the 12th arrondissement of Paris. Her request was unusual: find a three-bedroom apartment within a three-street radius around her former primary school. The Home Select property hunter took on the challenge and identified a 70 m2 apartment on her actual childhood street, negotiated down to 595,000 euros from 635,000 euros.

The project
Following a divorce, our client wanted a fresh start in a place filled with positive memories. Boulogne-Billancourt, where she had grown up, represented a strong emotional anchor. Her son, in his second year of secondary school, could attend the same school she had attended herself.
The search perimeter was exceptionally narrow: three streets around rue Silly, covering a radius of just 500 meters. Our property hunter accepted the mandate while advising that the timeline would be longer than a standard search.
The search strategy
On such a tight micro-area, the traditional strategy of monitoring listings is not enough. Our property hunter set up a complementary approach:
Targeted letters to co-ownership buildings in the perimeter, direct contact with the three building caretakers in the area, and monitoring of rental management mandates (a departing tenant can signal an upcoming sale). In parallel, every listing published within an 800-meter radius was analyzed to detect potential address errors.
In 9 weeks, 7 properties were identified within the extended perimeter and 4 within the strict perimeter. The chosen property appeared online on a Tuesday evening and was visited on Wednesday morning.
The property found
A three-bedroom apartment of 70 m2 on the 4th floor of a 1965 building, modernized in 2018 (facade, common areas, elevator). A 24 m2 living room with a 3 m2 west-facing balcony, two bedrooms (13 and 11 m2), a recent open kitchen, and a renovated bathroom. Double glazing, mechanical ventilation, electrical system up to code.
The building was located 150 meters from our client’s former school and a 5-minute walk from the Marcel-Sembat metro station (Line 9). Service charges amounted to 260 euros/month.
The negotiation
The price of 635,000 euros corresponded to 9,071 euros/m2, slightly above the market for this micro-neighborhood (8,500-8,900 euros/m2 according to DVF transaction records). Our property hunter negotiated based on:
- Comparison with recent sales: two transactions on the same street over the past six months, at 8,600 and 8,850 euros/m2
- Financing profile: our client had 50% equity thanks to the proceeds from her divorce settlement
The initial offer of 585,000 euros was countered at 610,000 euros. An agreement was reached at 595,000 euros (8,500 euros/m2), in line with local market references.
What this mission illustrates
1. A micro-area search requires patience and a strong network. When a client targets three streets, the available stock is virtually zero at any given time. Only a property hunter in Boulogne-Billancourt with daily monitoring and a local network can capture opportunities as soon as they appear.
2. Buying after a divorce requires structured support. Financial constraints (settlement proceeds, new mortgage) and emotional factors make the search more complex. The Home Select purchasing service secures every step, from financing to signing.
3. Geographic attachment is not a whim but a legitimate criterion. Returning to a familiar neighborhood provides stability for the whole family, especially for a child during a period of transition. The property hunter’s role is to make the seemingly improbable possible, and to negotiate a fair price once the property is found.

Frequently asked questions
Is it realistic to target a micro-area of just a few streets for a property purchase?
Yes, provided you accept a potentially longer search timeline. At Home Select, around 10% of our mandates involve a very restricted perimeter. The property hunter activates their local network and sets up intensive monitoring to ensure no opportunity is missed.
How long does it take to find a property in a micro-neighborhood in Boulogne?
The average timeline for a targeted search within a micro-area in Boulogne-Billancourt is 2 to 4 months. Turnover in upscale residences is low, around 3 to 5% per year, but properties that come onto the market find buyers quickly.
What is the property market like in Boulogne-Billancourt in 2026?
