The project

Our client was CFO of a CAC 40 company. Used to quick decisions at work, she brought the same rigour to her property search. Her criteria, drawn up after a year of fruitless solo viewings, were precise: a high floor, fifth at least, dual aspect (east-west or south), no direct overlooking, a living room of at least 25 sqm, a building with a concierge and well-kept common areas, and proximity to the Victor-Hugo or Rue de la Pompe metro stations. The budget was capped at 750,000 euros.

The search strategy

The property found

Oak parquet flooring, 2.70 m ceiling height, open view over the rooftops with no overlooking.

The building had undergone a recent facade renovation (2022), had a comfortable works fund, and monthly charges of 350 euros, concierge included.

The negotiation

The asking price of 715,000 euros corresponded to 9,533 euros/sqm. Our property hunter identified two negotiation points:

  1. The condition of the bathroom: the tiling and fixtures dated from the 1990s, requiring an estimated renovation budget of 12,000 euros
  2. A slight market correction: recent transactions in the neighbourhood showed a trend at 9,100-9,400 euros/sqm for comparable properties

The offer of 670,000 euros drew a counter-proposal from the seller at 695,000 euros. After a well-argued exchange, the parties settled at 680,000 euros (9,067 euros/sqm). The client signed the preliminary agreement within the week.
