What is an off-market property?

An off-market property (literally "off the market") is a property for sale that isn't visible on the usual portals: SeLoger, LeBonCoin, PAP or agency websites.

These properties move through trusted networks: agents tipping off favoured contacts, notaries handling probate or divorce sales, and concierges flagging owners who are about to move on.

The key advantage: on an off-market property, you are often the only buyer in the conversation. No bidding war, no pressure, and a far calmer negotiation.

Why sell off-market?

Absolute discretion

Public figures, senior executives, divorces in progress: some sellers simply do not want their sale to be known. Off-market is the only route that guarantees this.

Testing the water

The owner is considering selling but has not yet decided. Off-market lets them gauge interest and gauge a realistic price without committing publicly.

Not systematically, but the negotiation is usually easier because there are no rival bidders. With no bidding war, your hunter can negotiate in calmer conditions, which typically translates into a 3 to 6% reduction.
