The project
This client, a publishing executive, had just finalised her divorce and needed to leave the marital flat in the 12th arrondissement. She wanted a 4-room with three bedrooms, one for her and one for each child, within a tight perimeter around the 11th and 12th, so the children could stay close to their school and their father.
The budget of 650,000 euros included notary fees, leaving her about 600,000 euros net. That made for a difficult search in the 12th, where family 4-rooms in good condition regularly cost more. The 11th, and Charonne in particular, offered credible alternatives.
The search strategy

The apartment had been renovated in 2018: fitted kitchen, new bathroom, fresh paint. Varnished parquet, double glazing. DPE energy rating C.
The environment perfectly matched the brief: primary school 200 meters away, Line 9 (Charonne) a 5-minute walk, Square de la Roquette accessible in 10 minutes.
The negotiation
The owner had set a price of 630,000 euros, or 8,077 euros/sqm. Charonne was running at 8,200 to 8,800 euros/sqm for comparable properties, so the asking price sat below market, a familiar feature of off-market sales where the seller values speed and discretion over the highest price.
The property hunter negotiated even so, on two points: the high co-ownership charges of 350 euros a month, including a concierge and collective gas heating, and a voted facade renovation, not yet called for, estimated at 8,000 euros for this unit.
The agreement was reached at 600,000 euros, exactly the client’s net budget. The preliminary agreement was signed within 10 days, with no competition since the property was never published.
