Real estate hunter Paris 10: The real estate project

Claudia and Stéphane (Franco-German couple) live in Stuttgart and come to Paris very regularly to spend the weekend (or a short vacation) and to visit the family. For this purpose, they need a pied à terre that will become their main home if they return to France (project in 2 years). The real estate project is a 3/4 room apartment in an old building with parquet floors, moldings and fireplace, with 2 bedrooms (including 1 in a quiet area), with a separate kitchen preferably and an elevator from the 5th floor, for a maximum overall budget of €800,000.

As soon as they arrive, my customers visit the property Boulevard Voltaire (11th, near République) and make an unconditional loan offer. This one was not accepted because other similar offers have already been made. In the meantime, I have several agency contacts and we visit 6 apartments meeting the criteria together during the week, 3 of which are off market. My customers are very “buyers.” They placed themselves 2 more times (one offer after the other) on 2 different properties located in Ledru-Rollin (11th) and République (10th, on the Canal Saint-Martin side) and the third offer was finally accepted.

What is the description of the property found?

It is a 74m2 apartment located in an 1843 freestone building, with parquet floors, moldings, fireplace... and balcony, on the 4th floor without an elevator. It consists of a double living room, a separate kitchen overlooking the courtyard, 2 bedrooms including 1 overlooking the courtyard, a bathroom located between the 2 bedrooms and a separate toilet. A cellar comes in addition.

How did the customer decide?

The apartment had already been very nicely renovated and was nicely furnished (not overloaded). My customers got involved right away. The geographical location (République, close to the Canal St Martin) is also ideal for easy access to the Gare de L'Est.

Has any work been done?

Refreshing work (painting and parquet) was undertaken for a week by one of the contractors recommended by me, an entrepreneur who had established a reasonable estimate and who was committed to the execution time (Mr. MIMRAN, CHARENTON LE PONT).

There were few properties meeting my clients' criteria during their week of visit and, according to their tastes, I mainly focused on the 11th Bastille, Ledru-Rollin, Marché d'Aligre. It was by exchanging goods with a contact on site that he ended up presenting me with the apartment in the 10th arrondissement (République-Canal St Martin). I told myself that the atmosphere of this neighborhood could also please my customers and I told them about it. Bingo! I am happy to have made this research evolve and it was a great pleasure to work with Claudia and Stéphane, very friendly. Finally, the overall budget (agency fees, research fees, notary fees and works included) was finally lower than the initial project.
