Found!

In love with Paris, Corentin and Maud are thirty-something Swiss people looking for a Parisian home. After choosing HOME SELECT to conduct this real estate search, they discovered the services of Sophie Rivière, a member of the network. With her, they will find an apartment beyond their expectations, signing for this property, while they came to the capital to validate their offer on a completely different property. Surprise effect, interesting rebound effect!

What is Corentin and Maud's real estate project?

Tenants in Switzerland near Lausanne, Corentin and Maud have a sum of money that they would like to invest in a small Parisian pied-a-terre. As true lovers of Paris, they would like to fully enjoy the joys of the capital.

Why do they call in an apartment hunter?

Not being there to orchestrate the research and not knowing all the French legal tricks, the couple decided to rely on the care of an apartment hunter in Paris.

How did they find out about HOME SELECT real estate hunter?

While browsing the Internet, the young couple came across the HOME SELECT site. Quickly considering it as serious as it is attractive, they fill out the contact form almost immediately. Upon receiving the latter, Jean Mascla, its founder, contacted one of the real estate hunters in his network, Sophie Rivière.

What are the criteria defined in the research mandate?

On the phone, she discusses with the Swiss couple how HOME SELECT works and its fees. Once this essential point has been clarified, they establish the search criteria: bright, the pied-a-terre should have 2 rooms with a fairly large living room kitchen and a quiet bedroom. As Corentin is a tall man, you will need a minimum of 2.50 meters in ceiling height and not include attic spaces. If they are not resistant to work, they must be limited to refreshing work essentially.

In terms of location, the base should be located in 10, 11 or 12E arrondissement, in a neighborhood close to the center, lively, with local shops and an accessible metro. Ideally, the apartment should be less than 15 minutes away on foot or by metro from Lyon train station.

How was the real estate search organized?

Sophie, Corentin and Maud set up a remote operation together: our apartment hunter carries out his extractions via the HOME SELECT application, collects all the details of the most interesting ads, and sends them to them for validation. Note that the Swiss couple was ready to come to Paris to visit and to be responsive, as required when buying any quality property in the capital.

Did Corentin and Maud position themselves on the first property?

On these bases, Sophie spots an apartment that the couple validates on paper. Not having an urgent nature here, it is decided that our real estate hunter make a pre-visit, make a video, and immediately send it to Corentin and Maud for advice.

Located in the 12E arrondissement of Paris, at the foot of the Reuilly-Diderot metro station, in a district that is constantly improving, the 2-room apartment is located back from the street and at 2E floor. Even if the apartment itself is nothing exceptional, Sophie sees a lot of charm in it (old parquet floors, pretty fireplace), but most of it needs to be redone.

When the videos were sent, the couple decided to make an offer: our real estate hunter then advised them to write it below the displayed price, due to renovation work for an approximate amount of 30,000€. Corentin and Maud follow her recommendations and write an offer accordingly.

Why is Sophie organizing an intensive weekend visit?

While waiting for the owner's response, Sophie spots other interesting apartments: as it was agreed that the couple should come and see the first property, she decides to enhance their weekend with 3 other visits... When possible, our real estate hunter likes his clients to see several apartments before buying, to better compare them between them.

The day before their arrival, Sophie organizes the schedule with the various agencies, while taking into account the goods sold in the meantime. Until the morning of the visits, she checks that they remain useful for the couple.

The first visit concerns a property located at the top of the 11E arrondissement near Voltaire: despite their interest, the real estate agent informed them immediately upon leaving that an offer to purchase had just been submitted. Then, on the Saint-Martin Canal, a large 2-room apartment attracts their attention: in a “loft” spirit, with a high ceiling, it offers a beautiful living room, in a quiet area, but the view is not extraordinary and the light intake is not very optimized, despite the bay windows...

After visiting the property for which they made an offer, Sophie, Corentin and Maud head to the last appointment of the day, located nearby. In a very well-maintained, opulent building, at the foot of the Reuilly-Diderot metro station, in the 12E arrondissement of Paris, the apartment, at 4E The floor without an elevator is crossing: it overlooks two courtyards, with unobstructed or partially unobstructed views, bathed in sun and light. In addition, the environment is pleasant, since it offers a renovated building opposite with gardens, restaurants, and food stores.

At the end of the visits, Corentin and Maud are unanimous: they want this one and would like to give up the other. Coincidentally, Sophie learns at that moment that their first offer was not finally accepted by the owner. They can therefore freely write a second one at the price which, in this case, is completely justified.

The apartment had a lot of visits scheduled, but the real estate agent saw the enthusiasm of the Swiss couple. Moreover, as they had renounced the suspensive loan condition, they had a solid argument to convince them to validate their offer... After acceptance, Sophie advised the couple a Parisian notary to follow up the file until finalized.

Did Corentin and Maud have work done?

When the keys were handed over, Corentin and Maud contacted a professional, recommended by Sophie, to carry out some refreshing work: a paint job everywhere, the renovation and the decompartmentalization of the kitchen near the living room.

“A responsive couple, despite the distance”

Sophie Rivière very much appreciated this research conducted for a very friendly and attentive couple. In a climate of mutual trust, it was finalized quickly thanks to the responsiveness of Corentin and Maud.

“A day rich in emotions! ”

Leaving to validate their first purchase offer, Corentin and Maud finally settled on another apartment: a pied-a-terre beyond their expectations, with real assets. A Parisian day rich in emotions, particularly dense with 4 visits to different sectors, ending in a crush at the end. Magnificent surprise effect!
