What is Noémie looking for?

Noémie is a divorced mother who lives alone with her 11-year-old son. Currently, she is the tenant of an apartment of about 60m² in Saint-Mandé. With only 2 rooms, she is forced to sleep in the living room. Although she already owns several small studios in the provinces for rent, she is actively looking for a property in Paris, to allow her to have her own room.

To these elements, our apartment hunter adds her own feelings: having met Noémie at home, she can thus collect a lot of information about her client, which is not formalized (in particular her tastes, her behavior at home, her objects...)

How did the apartment hunter proceed?

At the statement of her client's wishes, Lisa calmly considers her search. Not to mention that along the way, Noémie allows him to include an additional budget of €10,000 (€540,000), allowing him more flexibility.

How did the research go?

At each property presentation, Noémie was very responsive, giving Lisa an answer within 10 minutes. Quickly, our apartment hunter understands that his client works at heart, with a pronounced taste for the unconventional. Very active for her part, Noémie arrived one day by submitting an announcement to Lisa: a duplex on the ground floor in Vincennes, entirely redone by an architect. Already looking very dark in the photos, they decide to go anyway: at the end of the visit, Noémie may like it, she does not position herself. Lisa Mimran then invited him to visit an apartment in Charenton-le-Pont, on the ground floor, which met all the desired criteria. The only downside being its proximity to an audible railway line, but not visible from the property... So, Noémie decides not to move...

What was the decisive moment for the real estate hunter?

Born in Charentaise, Lisa Mimran was able to highlight the advantages of this small village at the gates of Paris. Fifteen days later, Noémie agreed to visit the apartment, motivated by curiosity and a new drop in her price (505,000€). Our real estate hunter then contacts the agency in charge of the file and organizes an appointment. At the end of this trip, beyond the railway problem, she recorded a second “disadvantage”: the kitchen is open to a room that is not the living room! Originally, the apartment only offered 2 rooms, instead of the 3 presented today and the current owner could not postpone the kitchen...

What are the characteristics of the property found?

At the entrance, the apartment opens directly onto the living room, the kitchen located on the left faces storage and the bedroom. Slightly worried, Lisa looks at her client who, obviously, is not at all bothered by this unusual layout. Accustomed to Picard products, which implies a low level of culinary activity, she does not consider this piece to be a decisive element in her daily life. On the contrary, she gives him a look that says a lot: she totally fell in love with this small apartment! The railway is not a problem, neither is cooking, and even having to go through a shopping mall to get into her house doesn't bother her at all. Note that this unattractive gallery will soon be the subject of a complete renovation: to support his words, the real estate agent showed him the validated projects on paper.

How was Noémie able to confirm her choice?

At the end of this visit, Noémie wants to see the apartment again with her boyfriend and her son: the next day, there was a general crush! All together, they then decide to have a drink in the neighborhood and then, give themselves some time to discover more, the pedestrian streets, restaurants, shops... The same evening, March 16, 2017, Noémie wanted to write an offer, but the amount remains to be determined. Our real estate hunter learns, through the agent, that he already has an offer of 495,000€: whether it is the truth or a simple pressure argument, Lisa exposes the situation to Noémie. Either she makes an offer of €495,000 (considering that it is a bluff), or she goes up to €500,000, to avoid any risk. The next day, Noémie decides to play and choose the first option: at the end of the day, the offer is accepted! They then understand that the first offer never really existed...

How did she improve the apartment?

Thanks to her negotiation, she benefitted from a small amount of work to satisfy her every desire. In this perspective, even if the apartment already offered great benefits, Noémie wanted to break a partition, create an additional closet and install parquet floors, instead of tiling. To make these small changes, she was accompanied by a Home Select interior decorator.
