The project

Nathalie, a CFO at a company in the 8th arrondissement, already owned her flat in the 12th and wanted to diversify her assets with a rental investment. Her brief was yield-driven: a two-room flat that would let easily, in a town bordering Paris and well served by public transport, with a distinguishing feature (terrace, top floor or view) to minimise void periods. Charenton-le-Pont, one metro stop from her home, was her first target.

The search strategy

The Home Select property hunter knew the Charenton market, having already completed several searches there. The focus was a tight area around the Charenton-Écoles metro station (Line 8), the most sought-after for letting. Priority went to flats with outdoor space, terrace or balcony, in 1990s-to-2010s buildings with good amenities and contained service charges. The hunter approached the three main agencies in Charenton and drew on their network to catch listings before they reached the market.

The property found

The flat sits on the 4th floor of a 2002 building with lift, concierge and underground parking. Its 42 m² comprise a 22 m² living room opening onto the 12 m² south-west-facing terrace, a 12 m² bedroom, a fitted kitchen and a shower room. The terrace looks out over the trees of the neighbouring square. The condition is faultless, with no work required. Service charges come to 165 euros a month, communal heating included. Estimated rent is 1,250 euros a month including charges, a gross return of 4.8%.

The negotiation

The asking price was 335,000 euros, or 7,976 euros/m2. The hunter analysed recent sales in the building: two transactions at 7,100 and 7,400 euros/m2 for units without a terrace over the previous six months. Applying the usual 10% premium for a terrace put the target at around 7,800 euros/m2, a maximum of 328,000 euros. The opening offer of 300,000 euros was backed by this data. The seller, who had already turned down an unsupported low offer, agreed to negotiate on the strength of the hunter’s analysis. Agreement at 310,000 euros (7,381 euros/m2) came after two exchanges. The preliminary contract was signed the following week.

What this mission illustrates

Rental investment in the inner suburbs delivers higher yields than Paris. At 4.8% gross, this Charenton flat outperforms most comparable Parisian properties. A property hunter in Île-de-France knows where the balance of yield and rental demand is most favourable.

A distinguishing feature reduces rental risk. The 12 m² terrace is a rare asset at this price. It sustains strong demand and limits voids to a few days between tenants, a criterion the hunter applies consistently on investment searches.

Knowledge of a specific building sharpens the negotiation. With actual sale prices from within the building in hand, the hunter could show plainly that the asking price was inflated. That granular analysis is what justifies the 25,000 euro negotiation.

Frequently asked questions

Is Charenton-le-Pont a good choice for a rental investment?

Charenton-le-Pont offers a gross rental yield of 4 to 5.5% in 2026, higher than the Parisian average of 3 to 3.5%. Rental demand is strong thanks to the immediate proximity to Paris (metro Line 8, direct access to the Bois de Vincennes) and a dense employment catchment area.

What is the average price per m² in Charenton-le-Pont?

In 2026, the average price ranges between 6,800 and 8,500 euros/m² depending on the neighbourhood and floor level. The town centre and the area around the Charenton-Ecoles metro station are the most valued sectors. Properties with a terrace carry a 10 to 15% premium.

Does a terrace significantly increase a property's rental value?

Yes. In Charenton, a 2-room flat with a terrace rents for an average of 8 to 12% more than an identical property without outdoor space. The terrace also reduces rental vacancy because properties with outdoor space are rented within days.

How was this 2-room flat in Charenton-le-Pont negotiated?

Listed at 335,000 euros (7,976 euros/m2), the flat was bought for 310,000 euros (7,381 euros/m2), a saving of 25,000 euros or 7.5%. The Home Select buying agent relied on two recent sales in the same building (7,100 and 7,400 euros/m2 for units without a terrace) and on the usual 10% terrace premium to demonstrate the overpricing. Agreement came after two exchanges, following an evidence-based opening offer of 300,000 euros. Home Select's average negotiation is 6% off the seller's price.
