The project

This couple lived in a 42 m² 2-room on rue Daguerre in the 14th. The arrival of their first child left them short of space: they were sleeping in the living room and giving the bedroom to the baby. They wanted a proper 3-room with a main bedroom and a child’s room, ideally in the 15th, where the nursery network and primary schools offered the best options.

The 660,000 euro budget combined the proceeds from selling their 2-room (estimated at 380,000 euros) and a 280,000 euro mortgage top-up. Their buy-and-sell service, coordinating the sale of the old flat and the purchase of the new one, added a timing constraint.

The search strategy

The 15th arrondissement is the largest in Paris, with a deep housing stock that, paradoxically, makes the search harder: you have to sift through dozens of listings to find the genuine value. The property found

The chosen 3-room was on rue de Vaugirard, on the 3rd floor with lift. Its 72 m² ran east to west: a 22 m² living room on the street side with morning light, a 14 m² main bedroom and a 10 m² child’s room on the quiet courtyard side, a semi-open 8 m² kitchen and a bathroom renovated in 2022 with a bathtub.

Its main asset was the dual aspect, which gave natural light from 8am to 7pm in summer, with an open view over a landscaped inner garden on the courtyard side. The common areas were spotless and the building well run, with a funded works reserve.

The asking price was 655,000 euros, or 9,097 euros/m².

The negotiation

The flat was in line with the local market, but two things opened the way to a negotiation. The semi-open kitchen needed reconfiguring to work properly (estimated at 8,000 euros). And the seller had already signed a preliminary contract on their own new home and had to sell within 8 weeks to secure it, which puts useful pressure on a sale.

The property hunter put forward an offer of 610,000 euros, backed by a complete financial file with a bank agreement in principle. The seller countered at 630,000 euros. The parties settled at 620,000 euros, or 8,611 euros/m², with a commitment to sign the preliminary contract within 5 working days. The saving was 35,000 euros.

The sale and purchase were coordinated in parallel: the 2-room in the 14th sold for 385,000 euros (5,000 euros above estimate), closing the buy-and-sell service without a bridging loan.

The 15th arrondissement has the largest stock in Paris, but it demands careful sorting. With over 200 flats for sale at any one time, the risk is losing time on ill-matched listings.
