The project
Sophie and Thomas were living in a 42 sqm 2-room flat in the 15th arrondissement. With their first child, the space had become too small. They had settled on Boulogne-Billancourt for its closeness to Thomas’s office at La Défense and its many nursery schools. Their budget, combining the proceeds of their current flat and a further loan, came to 580,000 euros.
The couple had spent two months searching alone, but slow replies to listings and the impossibility of viewing midweek, as both worked full-time, held them back. Several properties slipped away before they could even view them.
The search strategy
Our property hunter focused on three neighbourhoods of Boulogne-Billancourt: Silly-Gallieni for its life and shops, Point-du-Jour for its lower prices, and the Marcel-Sembat area for its metro access. The brief called for a 3-room flat of at least 55 sqm, with outdoor space, a balcony or terrace, in a building with a lift.
Beyond the standard alerts, the hunter approached seven long-established local agencies to reach exclusive mandates, which surfaced three properties absent from the public portals.
The property found
After nine viewings over five weeks, the chosen flat was on rue de Silly: a 3-room of 62 sqm on the fourth floor with lift, in a well-kept 1970s building. It had a 25 sqm living room opening onto a 6 sqm south-west balcony, two bedrooms of 12 and 9 sqm, a practical enclosed kitchen and a bathroom with a tub. Co-ownership charges were 180 euros a month, collective heating included.
The DPE rated it C, good for this generation of buildings. The facade renovation, completed two years earlier, removed any risk of a large levy in the short term.
The negotiation
The asking price was 579,000 euros, i.e. 9,339 euros/sqm. Our property hunter analysed comparable sales in the residence and neighbouring buildings over the last 12 months. DVF transactions showed a median price of 8,700 euros/sqm for similar 3-room flats in the neighbourhood.
The opening offer of 540,000 euros rested on this data and on the cost of refreshing the kitchen, estimated at 8,000 euros. After two counter-proposals, the seller accepted 549,000 euros. The 30,000-euro saving comfortably covered the kitchen works and the property hunter’s fees.
What this mission illustrates
The inner suburbs offer real opportunities for Parisian families. In Boulogne-Billancourt, the same budget provides 15 to 20 sqm more than Paris intra-muros, with a living environment better suited to children. Our page dedicated to Boulogne-Billancourt presents up-to-date market data.
Access to exclusive mandates changes the game. Of the 14 properties found on this mission, three came from exclusive mandates secured by approaching local agencies directly, and it was one of these that the couple bought. The article on accessing the off-market in Paris explains how this works.
Local market knowledge sharpens the negotiation. Precise DVF figures from the neighbourhood justified an offer 5.2% below the asking price, where a buyer alone would probably have paid the asking price. Our guide to property negotiation in Paris shows how to use this data.

Frequently asked questions
What are the advantages of Boulogne-Billancourt for a family with a child?
Boulogne-Billancourt offers a family-friendly environment with 90 hectares of green spaces (including the Parc de Billancourt and the Albert-Kahn gardens), 67 public and private schools, and direct access to Paris via metro lines 9, 10 and the T2 tramway. The average price per sqm (8,200 to 9,500 euros) remains 15 to 20% lower than neighbouring Parisian arrondissements.
Can you buy in Boulogne-Billancourt with a budget of 550,000 to 600,000 euros?
Yes, a budget of 550,000 to 600,000 euros allows you to acquire a 3-room flat of 55 to 65 sqm in the central neighbourhoods of Boulogne-Billancourt. The Silly-Gallieni and Point-du-Jour areas offer the best value for money, while the Princes-Marmottan neighbourhood sits at the higher end.
Does a property hunter also work outside Paris intra-muros?
Yes, Home Select property hunters cover Paris and the first ring of the Ile-de-France region, notably Boulogne-Billancourt, Neuilly-sur-Seine, Levallois-Perret, Vincennes and Saint-Mandé. Around 20% of our missions concern the inner suburbs, where our network of partner agents is equally developed.
How much can you negotiate on a 3-room in Boulogne-Billancourt in 2026?
The margin depends on the gap between the asking price and the local median. On this mission, a 62 sqm 3-room with a balcony on rue de Silly, listed at 579,000 euros (9,339 euros/sqm), was negotiated to 549,000 euros, a 30,000 euro saving and 5.2% below the seller's price. The case rested on comparable DVF sales in the neighbourhood (a median of 8,700 euros/sqm) and a kitchen refresh estimated at 8,000 euros. Home Select secures 6% average negotiation on the seller's price.
