The project
The couple had rented a two-room flat in the 18th arrondissement for four years. The arrival of their son left them short of space. They wanted to buy a three-room flat within a specific perimeter: the north of the 17th (Batignolles, Épinettes) or the south of the 18th (Grandes-Carrières), two areas they knew well from daily life.
Their budget of 580,000 euros was tight for these fast-changing neighbourhoods, where family demand far outstrips supply. They had searched on their own for three months without success: properties sold too quickly or came in over budget.
The search strategy
Our property hunter first refocused the perimeter. The south of the 18th showed higher prices per sqm than expected for family properties in good condition. The Batignolles-Épinettes part of the 17th offered a better surface-to-price ratio, thanks to a larger stock of small 1930s buildings, well kept and often with lifts.
The strategy combined three channels: automated alerts on listing portals, the network of local agencies in the 17th, and direct contact with building managers and concierges in the area. It was the last that produced the result.
The property found
A 62 sqm three-room flat on the 4th floor of a 1950s building with a lift. Two bedrooms, a dual-aspect east-west living room with fine natural light, a separate 8 sqm kitchen and a 4 sqm running balcony on the courtyard side. The flat was in good overall order, with original oak parquet and double glazing replaced in 2019. The energy rating was C.
The property was not yet on the listing portals. The owner, a retiree moving to the provinces, had entrusted the sale to a single local agency. Our property hunter learned of it through their network and arranged a viewing within 48 hours.
The negotiation
The asking price of 595,000 euros put the property at 9,597 euros per sqm, slightly above the area average (about 9,200 euros per sqm for comparable properties). Three points underpinned the negotiation.
The first was co-ownership works voted but not yet invoiced: a façade renovation estimated at 18,000 euros for this unit, scheduled for 2026. The second was the kitchen, functional but dated, needing a renovation estimated at 12,000 euros. The third drew on DVF (public transaction data) comparables in the area: recent sales of similar three-room flats in the Épinettes part had closed between 8,800 and 9,300 euros per sqm.
The opening offer of 545,000 euros was rejected. The seller’s counter of 565,000 euros led to an agreement at 555,000 euros, or 8,952 euros per sqm. The preliminary agreement was signed three days after the viewing.
What this mission illustrates
Speed makes the difference in high-demand neighbourhoods. The 17th, and Batignolles in particular, has seen steady family demand since the Martin Luther King park opened and métro Line 14 was extended. Well-priced family properties sell within two weeks. A property hunter in Paris catches these opportunities before they become visible to everyone.
The local network remains a decisive advantage. This property came through direct contact with a neighbourhood agency, before it appeared online. It is exactly the kind of off-market access our clients value most.
Co-ownership works are an underrated negotiating lever. Too many buyers focus on the price per sqm without factoring in coming capital calls. Our property hunter reads the general-meeting minutes as a matter of course to find these hidden costs and turn them into quantified arguments.

Frequently asked questions
How long does it take to find a 3-room in the 17th arrondissement?
The average time for a 3-room flat in the 17th ranges from 4 to 8 weeks with a property hunter. The Batignolles-Épinettes area offers more stock than Ternes or Plaine Monceau, which shortens the search. At Home Select, the average across all arrondissements is 2 months.
What budget should you expect for a 3-room in the 17th in Paris in 2026?
A 3-room flat of 55 to 65 sqm in the 17th arrondissement sells for between 520,000 and 700,000 euros depending on the neighbourhood and the condition of the property. The Batignolles area remains 10 to 15% cheaper than Ternes or Monceau. Properties with a balcony or on the top floor command a premium of 10 to 20%.
Is the Batignolles neighbourhood suitable for families?
Batignolles is one of the most sought-after family neighbourhoods in the 17th. The Martin Luther King park (10 hectares), well-regarded public schools, the rue de Levis with its food shops, and the extended Line 14 make it both a lively and residential area. Prices remain accessible compared to the rest of the 17th.
Do co-ownership works help negotiate the price of an apartment?
Yes, it is an often-underestimated lever. In this mission, Home Select secured a 6.7% negotiation (555,000 euros against 595,000 asking) drawing in particular on a façade renovation that had been voted but not yet called in, estimated at 18,000 euros for the lot. Reading the general meeting minutes reveals these upcoming charges and turns them into quantified arguments. Combined with the neighbourhood's DVF comparables, they justify a sound offer below the asking price.
