About Property Hunters
What is a property hunter?
A property hunter (chasseur immobilier) is a professional who searches for properties on behalf of a buyer. Unlike estate agents who represent sellers, a property hunter exclusively defends the buyer's interests.
How is it différent from an estate agent?
Estate agents work for sellers and try to sell their listed properties. Property hunters work for buyers and search for the best property at the best price. Our interests are aligned with yours: negotiate lower prices and avoid pitfalls.
Are you licensed?
Yes, we hold the professional 'Transaction' card issued by the Paris Chamber of Commerce, mandatory to practice. We are also members of the FCI (French Property Hunters Federation).
Our Fees
How much does a property hunter cost?
Our fees are 2.5% of the purchase price (minimum €10,000 incl. VAT). They are 100% success-based: you only pay when you sign at the notary's office. If we don't find your property, you pay nothing.
Are the fees negotiable?
Our fees are fixed and transparent. They reflect the quality of our service and the time we dedicate to each client (80 hours on average per mandate). The negotiation we obtain (6% on average) more than compensates for our fees.
When do I pay?
You pay only when signing the final deed (acte authentique) at the notary's office, once you have the keys. No setup fee, no deposit, no advance payment.
Are fees included in notary fees?
No, our fees are separate from notary fees. They are paid directly to us at signing. They are not part of the transfer tax base.
Our Service
How long does a search take?
On average, we find the ideal property in 45 days. This depends on your criteria, budget and the market. Some searches succeed in 2 weeks, others take 3 months.
How many properties will I visit?
You only visit the gems: 5 to 8 properties on average. We pre-visit 30 to 50 to present only those that truly match your criteria.
Can I continue searching on my own?
Yes, absolutely. If you find a property yourself, we can assist with analysis, negotiation and follow-up (purchase support service at reduced rate).
What if you don't find anything?
Our fees are 100% success-based. If we don't find a property you like, or if you decide to stop your search, you pay nothing. Zero financial risk.
Do you assist until signing?
Yes, our support is complete: from defining your project to handing over the keys. We assist with the preliminary contract, conditions, and notary coordination.
The Mandate
What is a search mandate?
The search mandate is the contract between us. It defines your criteria, our mission, our fees and the terms of our collaboration. It is mandatory and regulated by Hoguet law.
Is the mandate exclusive?
Yes, we work on an exclusive basis. This allows us to fully commit to your search, mobilize our network and be assured of payment if we succeed. It's the guarantee of quality service.
How long is the mandate?
The mandate is typically signed for 3 months, renewable. You can terminate at any time with 15 days notice, without fees or penalty.
Off-Market & Negotiation
What is off-market?
Off-market refers to properties sold privately, without advertising. Our network of 6,000 professionals sends us 100+ off-market listings daily, representing 15% of our successful acquisitions.
How much can I save through negotiation?
On average, we negotiate 6% below asking price, about €45,000 on a €750,000 property. This negotiation often offsets our fees. Some negotiations reach 10-15%.
How do you negotiate?
We negotiate with solid arguments: market comparables, identified defects, seller situation, time on market. Our market knowledge and professionalism deliver results.
Expats & Remote Buying
Can I buy from abroad?
Yes, 40% of our clients are expats. We manage everything remotely: virtual viewings, electronic mandate signing, notary coordination. Many clients make only one trip to Paris.
How do virtual viewings work?
We visit live with you via WhatsApp, FaceTime or Zoom. You can guide us, ask questions, request to see details. It's like being there.
Can I sign remotely?
The mandate can be signed electronically. For the preliminary contract and deed, a power of attorney allows remote signing. We coordinate everything with your notary.
