Naturally, given Laurena's budget, she could not pretend to stay in her neighborhood, in Saint-Michel. But nothing prevented you from looking around, in the 14th, 15th or even 16th arrondissement. Quickly, one of them caught his attention: it was located near the Pitié-Salpetrière hospital, in the 5th arrondissement of Paris and seemed to have everything he needed. Sophie quickly organizes a visit, which confirms this first feeling. As soon as it is released, it is a question of positioning herself, but Laurena wants to ask for her mother's opinion. Unfortunately, his few hours of reflection were enough to miss out on the property, which in the meantime, found another buyer! A hard blow for the customer!
Quickly, to erase this disappointment, Sophie presented him with another property in the Butte-aux-Cailles district, in the 13th arrondissement. But while the photos were promising, the reality is quite different! Against all expectations, Laurena decided to make an offer well below her selling price, to take into account the work associated with this purchase. A proposal that, for Sophie, sounds more like revenge than anything else. Fortunately, the offer was declined: our apartment hunter is convinced that they can get better!


Under what circumstances was the property identified?


Over the course of visits, Sophie refines the portrait of her client: having lived in the provinces in her youth, she might be interested in an outside world. Not to mention that in its initial criteria, the ground floor is not unacceptable. She therefore oriented her research around this new data and found a property near Beaugrenelle, in the 15th arrondissement. She organizes a visit with Laurena and introduces her to this souplex with terrace. A ground floor like new! Our apartment hunter quickly understands that this is the right choice! Leaving the property, while they were still on the stairs, Laurena decided to make an offer at the market price, namely 289,000€, immediately accepted by the owner!


What are the strengths of the apartment offered by the real estate hunter?


The property retained is a ground floor with terrace. A small two-room apartment, with an open kitchen, which is the central element of the apartment, as Laurena wanted. If the exterior has not been exploited by the owner, the accommodation is, for its part, absolutely impeccable. Sophie therefore has no particular reservations about this property: with the terrace, the price is perfectly consistent.


What quality was decisive for Laurena?


Although Laurena did not have a “crush”, she found a property that meets all of her criteria. And even more! Recognizing the pace of the market imposed on small-scale properties, she was able to be very reactive, despite the fact that it was her first real estate purchase.


Did some rooms have to be furnished or renovated?


According to the words of our apartment hunter, the property in the Beaugrenelle district is similar to a “show house”: Laurena only had to put her bags there. So much so that she is currently in the process of negotiating, with the owner, to keep the furniture in the home — thus avoiding a move for everyone. The terrace, which has not been used so far, is the only space left to be developed: Laurena will be able to add her style to it!
