The project
This couple lived in a four-room flat of 95 sqm in the 16th arrondissement. With two young children and a life lived largely outdoors, the lack of a garden had become a burden. They wanted to leave Paris without going far: one partner worked in La Défense, the other in the 8th arrondissement.
Garches, Marnes-la-Coquette, Vaucresson and Saint-Cloud made up their search area. They were after at least 130 sqm of living space, a private garden of at least 200 sqm, a train station within reach (30 minutes at most to La Défense), and a quiet residential neighbourhood with a primary school within walking distance.
The search strategy

The property found
The chosen house stood on a quiet street 10 minutes’ walk from Garches-Marnes-la-Coquette station. Built in the 1960s and renovated in 2019, it offered 145 sqm over two levels, a 35 sqm living room with bay windows onto the garden, an open fitted kitchen, 4 bedrooms upstairs including a master suite with en-suite bathroom, and a garage.
The 350 sqm garden, south-west facing and fully enclosed, included a 25 sqm paved terrace and several fruit trees. The roof had been redone in 2020 and a condensing boiler fitted in 2021.
The property was listed at 995,000 euros, or 6,862 euros per sqm, and had been on the market for 9 weeks.
The negotiation
Nine weeks on the market for a house in Garches pointed to a price slightly above the going rate. Our property hunter underpinned the negotiation with three elements: the thermal insulation of the upstairs windows fell short, with replacement estimated at 12,000 euros; the D-rated energy performance certificate (DPE) implied energy improvement works in the medium term; and the two most recent comparable house sales on the street had closed between 6,200 and 6,500 euros per sqm.
The opening offer of 900,000 euros was rejected. The compromise at 920,000 euros, or 6,345 euros per sqm, was signed with the garden furniture and kitchen equipment included, worth an estimated 5,000 euros. The total saving came to roughly 80,000 euros.
