This week, the notebook takes the high ground, quite literally. The 16e arrondissement remains, in the minds of many buyers, a uniform and slightly intimidating block, where streets are ranked by price per square metre before anyone has walked them. Lazy reading, and often costly reading.

The 16e, three villages on a hill

Entry to the 16th arrondissement is never made through a price-per-square-metre analysis; it is made through the choice of a street, the quality of a school catchment, or the adoption of a rhythm of life.

Spread over sixteen square kilometres, more than half of them resting against the greenery of the Bois de Boulogne, the 16th is the largest arrondissement in the capital. A hundred and fifty-nine thousand residents share a geography whose finer grain escapes superficial readings. The explanation lies in its founding act: in 1860, under the Second Empire and Haussmann's great works, Paris absorbed and merged three neighbouring communes (Chaillot, Passy and Auteuil). More than a century and a half on, this triple origin still shapes the market. The arrondissement is by no means a monolith: it houses three identities, three urban morphologies and as many arts of living.

Chaillot: monumental perspective, discreet address

The exploration begins on the heights of the Chaillot hill, the stage of monumental Paris. Between the Palais de Chaillot, its pavilions and curved wings built for the 1937 Universal Exhibition, the sector commands a masterly perspective over the Seine and the Eiffel Tower. Yet behind this international showcase beats a quarter of remarkable restraint.

Channelled by the high concentration of embassies, diplomatic institutions and major cultural venues such as the Palais de Tokyo and the Palais Galliera, flows of passers-by quickly vanish into the adjacent streets. The sector retains a tightly kept living environment, deeply quiet and highly secure. This duality between ceremonial prestige and residential discretion is reflected directly in asset values: the DVF range stretches from €7,851 to €15,507 per square metre. The gap is abyssal between a dark courtyard-level flat and a reception apartment on a high floor overlooking the Trocadéro, whose panoramic view commands an exceptional heritage premium.

La Muette and Passy: family roots and the school draw

Descending the hill towards La Muette, the setting takes on an eminently residential scale. The quarter runs west to east, from the edges of the Bois de Boulogne to the banks of the Seine, around the historic core of the former village of Passy. Here, daily life unfolds on foot. Residents cross paths in the morning under the halles of the covered market on rue Bois-le-Vent, browse the food shops of rue de l'Annonciation or stroll the English-style walks of the jardin du Ranelagh.

The quarter's true anchor lies in the quality of its schools. The presence of first-rank establishments, foremost among them the lycée Janson-de-Sailly, is the main factor anchoring families, some installed for several generations. Between the serenity of the musée Marmottan Monet and the elegant bustle of the place de Passy, the market shows remarkable stability. Values settle around an average of €11,882 per square metre, supported by constant demand for grand Haussmannian buildings.

Auteuil: village spirit, Art nouveau laboratory and openings outward

Heading south, the urban morphology shifts spectacularly. Where Passy asserts the verticality of its tenement blocks, Auteuil favours the horizontal. The sector remains the kingdom of private lanes, closed cul-de-sacs and islands of greenery preserved from urban bustle. Behind the gates of the Villa Montmorency, the Villa Molitor or the Hameau Boileau hide townhouses and hôtels particuliers unsuspected from the street.

Auteuil was also, at the turn of the twentieth century, a remarkable laboratory of architectural experimentation. Hector Guimard produced his finest Art nouveau achievements here, from the famous Castel Béranger at 14 rue de la Fontaine to his own private hôtel. Enriched by reputable schools such as Jean-Baptiste-Say, graced by the planted walks of the Petite Ceinture and enjoying direct access to the routes out towards Normandy (A13/Porte d'Auteuil), the quarter attracts buyers in search of space, greenery and an unusual relationship with the ground.

Beyond the averages: qualifying the location

At the macro level, the MeilleursAgents estimate as of 1 August 2026 stands at €11,020 per square metre, matching a DVF median of €10,909 computed over 2,443 transactions. These aggregate figures fade as soon as observation reaches street level. Between the top of rue de Passy and the surroundings of rue d'Auteuil, building typologies, atmospheres and buyer profiles differ fundamentally.
