The project

Guillaume and Pauline, a corporate lawyer and a marketing director, lived in a three-room flat of 65 sqm on rue de la Pompe with their three children aged 3, 6 and 9. The situation had become untenable: the two eldest shared an 11 sqm bedroom, Guillaume’s study doubled as a playroom, and the 22 sqm living room absorbed every family activity.

For the family it works: each child has their own bedroom, Guillaume has his study, and the double living room returns to its proper use as a living space. The children’s school is a 10-minute walk away, the Bois de Boulogne 5 minutes.

The combined negotiation

The five-room flat was listed at 1,130,000 euros, or 10,762 euros per sqm. The negotiation rested on the D-rated energy performance certificate, with street-side window insulation estimated at 15,000 euros, a shower room in need of modernisation at 8,000 euros, and a price set slightly high against recent DVF sales in the area.

The offer of 1,060,000 euros was countered at 1,100,000 euros. The final agreement at 1,080,000 euros, or 10,286 euros per sqm, was helped by the strength of the financial set-up: a signed preliminary agreement on the three-room sale, a validated mortgage certificate and a clear timeline.
