A couple in their thirties had spent six months searching, without success, for a bright three-bedroom in Batignolles, up against fierce competition for the rare good flats. Frédéric Girard, property hunter at Home Select, found a 62 m² flat off-market through his network of building caretakers and negotiated it to 545,000 euros, down from 580,000, a saving of 35,000 euros.

The project
Renting a two-bedroom on rue Cardinet, the couple knew the neighbourhood and did not want to leave. The arrival of a first child made a move unavoidable: they needed an extra bedroom, ideally with some outdoor space.
Their six-month search on their own had produced three rejected offers, each time beaten by faster or better-financed buyers. They briefed Frédéric Girard clearly: Batignolles only, three bedrooms minimum, a maximum budget of 600,000 euros.
The search strategy
Frédéric knows the Batignolles micro-market, having completed over 20 transactions there. His strategy ran on two tracks: standard monitoring of fresh listings with an immediate response (a viewing within 24 hours of publication), and direct canvassing through his network of building caretakers and local notaries.
It was the second that paid off. A caretaker on rue Brochant told him that an owner was thinking of selling a three-bedroom without going through an agency. Frédéric secured a private viewing before any public listing.
The property found
A 62 m² three-bedroom on the 3rd floor of a 1930s building, dual aspect, east to west. A 22 m² living room with a 4 m² running balcony, two bedrooms of 12 and 10 m², and a separate kitchen open to reconfiguration. Hungarian-point parquet, 2.80-metre ceilings. Cellar and bicycle storage.
The flat needed a kitchen and bathroom refresh, costed at 25,000 euros, but the structure and layout were excellent. Service charges came to 220 euros a month, with a recent facade renovation (2023).
The negotiation
The owner valued the flat at 580,000 euros, or 9,355 euros/m². Frédéric Girard’s analysis showed recent sales on the street between 8,800 and 9,200 euros/m² for flats in comparable condition.
Frédéric put forward a supported offer of 540,000 euros, drawing on the renovation needs and local price references. After discussion, the parties settled at 545,000 euros, or 8,790 euros/m², in line with the market. The seller accepted because a direct sale spared them agency fees.
What this mission illustrates
1. Off-market is a decisive advantage in tight neighbourhoods. In Batignolles, where demand outstrips supply for family three-bedrooms, reaching a flat before it goes online changes everything. A property hunter in Paris with an active local network opens doors closed to buyers working alone.
2. Six months on your own are not worth four weeks with a professional. Local knowledge, speed and the standing of a search mandate move things along considerably. Our buying service structures the search so months are not lost.
3. Negotiating directly with the seller creates value on both sides. With no agent on the seller’s side, the property hunter can secure a discount while bringing the owner a qualified, fast buyer. It is a common pattern in off-market deals.
